Buyer Rep · Tenant Rep · Commercial Land
Representing buyers, tenants, and investors across Volusia, Lake, and Seminole counties. Local market knowledge — not a national franchise with a zip-code search.
The Difference
I work this market from the inside — tree jobs, insurance calls, and real estate transactions all in the same zip codes. That means I know which lots flood, which landlords are responsive, which corridors are growing, and which to avoid.
Most commercial searches start online. Mine start in the field. If there's a property worth knowing about in DeBary, Sanford, or Mt Dora, I've either been on it or know someone who has.

Property Types
Single-tenant and multi-tenant office buildings, professional suites, and medical office. Sanford and Lake Mary corridors are active — we know the inventory.
Strip centers, end-caps, standalone retail, and food service pads. High foot-traffic nodes along 44, 441, and the 17-92 corridor.
Warehouse, distribution, and flex space. Growing demand near the I-4 corridor and DeBary — limited supply means early movers win.
Commercial land, agricultural parcels, and development sites. Lake County has significant agricultural-to-commercial transition underway.
If you're leasing commercial space, having your own agent costs you nothing — the landlord pays the commission. Don't walk in unrepresented.
NNN leases, multi-tenant income properties, and commercial portfolios for investors who want Central Florida exposure without managing tenants themselves.
Market Focus
DeBary, Orange City, Deltona
I-4 access, affordable land relative to Orange County, and a growing residential base creating commercial demand. Early-mover advantage still available in select corridors.
Sanford, Lake Mary, Longwood
One of Central Florida's strongest commercial markets. Sanford's historic downtown is undergoing real revitalization. Lake Mary remains a corporate office anchor.
Mt Dora, Eustis, Leesburg, Tavares
Rural character, lake-centric lifestyle, and significant land available for agricultural and commercial development. Mt Dora's tourist economy supports retail.
How We Work
We talk about what you're looking for, your timeline, your budget, and what deal-breakers look like for you.
We pull MLS listings, off-market leads, and owner outreach for properties that actually match — not a bulk email blast.
I walk properties with you and point out things most agents miss — including insurance implications and deferred maintenance flags.
We negotiate hard on your behalf. I connect you to local attorneys and lenders who know how to close Florida commercial deals.
Service Area
Whether you're buying, leasing, or still figuring out what you need — the first call is free and there's no obligation.
